How a project runs

One sequence from the first conversation to a sold or leased home. Renovations and unit turns skip the steps they do not need, and you know the scope, price, and schedule before work starts.

From inquiry to lease-up

  1. Tell us about the project

Send the address or area, what you want built or fixed, and when you need it. A short project inquiry is enough to start.

  2. Walk the site and agree on scope

We look at the lot or the property with you and go through drawings if you have them. You get the scope of work, a price, and a schedule in writing before anything starts.

  3. Design

New builds get plans drawn for the lot and the product, whether that is co-living, duplexes, or a home for sale. Renovations and unit turns that need no new drawings skip ahead.

  4. Replat and permit

Where a lot has to be replatted, that comes first; then the permit is filed. Most renovations only need the permit, and some need neither.

  5. About 6–9 months for a new build

    Construction

We run the job and the trades on site, and send progress updates with photos at the milestones you care about.

  6. About 2 months

    Pre-marketing

Before the work wraps up, the homes or rooms go on the market so a sale or leasing can start at handoff.

  7. Handoff, then sale or lease-up

We walk the finished work with you and close out the punch list. The home is sold or leased up; for rentals in the King Tide group, NextGen Home Solutions takes over management.
