Where co-living works in Houston

Five of the eight projects in our pipeline are co-living: private bedrooms with a shared kitchen and living space. We compiled this atlas to compare Houston ZIP codes before choosing where the next ones go.

Why we build co-living

A room in a shared house lets someone live near work, a campus, or the medical center without taking on a whole apartment. A co-living building also puts more homes on the same infill lot, which is why most of our pipeline is co-living.

The atlas shows where that kind of housing is already crowded, what rooms rent for, and where a new building would fit. Pick a mode at the top of the map, then pick a ZIP for its full profile.

Supply heat
How crowded the room market already is: rooms listed per 1,000 renter households, the raw count of rooms listed, and vacancy and price drops. Pale ZIPs had no rooms listed.
Room rents
The median asking rent for a room, grouped low (under $750 a month), mid ($750 to $900), and high (over $900). Where fewer than three rooms were priced, the rent is modeled from HUD Small Area Fair Market Rents.
Build score: shared house
Where a new 6 to 10 bedroom shared house fits best. It combines renter-household share, room rents, transit and job-center access, land cost, and existing room supply.
Build score: micro-studio
Where a small building of micro-studios fits best. It combines Census household-demand indicators, transit and job-center access, voucher ceilings and room rents, land cost, and existing room supply.

About the data

ZIP-level summaries compiled by Local Houston Builder from public room listings (PadSplit, SpareRoom, and Craigslist, plus Facebook prices) collected Sept 22–24, 2026, with household context from the Census Bureau's 2020–2024 American Community Survey and HUD's FY2027 Small Area Fair Market Rents. Individual homes and listings are not shown.

Scores compare ZIPs with each other inside the study area. They are a screening tool for research, not an appraisal, an offer, or advice.
